Upscale bathroom remodeling project to include larger shower only. Will no tub hurt resale and/or appeal?
The remodeling project will include double sinks w/ granite counter tops, tile on floor and in shower, upscale faucets/shower head, new toilet, etc. We are not sparing much for expense and I think it will look great, I just wonder if it will look as nice to other potential buyers down the road without a tub. We do have another bathroom with a shower/tub combination.

- Most buyers want a tub in a bathroom, somewhere in the house. If you have two bathrooms, you will be fine having one without a tub. This is especially true if the buyers have children.
- It depends on the price range of your home. Upscale buyers will expect a master suite with a tub. This can have an impact on the ability to sell although with this market not much is selling anyway....
- If it is the only bathroom in the house, I definitely think a tubless bathroom will keep some people from buying your home. In the real estate sales info, it will be considered a 3/4 bath because there is no tub. That doesn't sound good.
- Sounds lovely and with the chronic water shortage I think you will attract a 'thinking' buyer! Not much point having a bath if there is not enough water to use it often enough!!
- You definitely need a tub in one of the bathrooms. People won't buy a house without a tub. My kids are grown but I still want to soak in a tub sometimes -- or wash the dog in it.
