Custom home design in cincinnati? I just bought a plot of land in west chester, a suburb of cincinnati, and was wanting to contract out the project myself, and doing as much work as i can. I need to get the blueprints of a new home. Anyone have any suggestions of where to start without spending a fortune for a home design?
Designing custom home? i have a meeting with my architect tomorrow and im trying to figure the correct name for a certain room. im designing a traditional center hall home. in a lot of older homes when you walk in the front door, you are in a small room and there are another set of front doors which lead to a foyer. i hope im making this clear. do you know what this small room is called?
Home design software? Can anyone recommend a real good home design program? I've recently bought a few hundered acres of land and I'd like to play around with designing a custom home to build on it. Thanks!!
Is it that much trouble to build a home from scratch? I am in the market for a new home but can't find a ready-made house that has everything I am looking for. Having a house built from scratch is really the only way to have all my specifications met, but friends and family who have had their houses built in the past all talk about how horrible their experiences were (mainly with the builders). Is it really that bad? Also, is it significantly more expensive to build a custom-designed home than a regular cookie-cutter one?
What are the limitations in designing a custom Type-V home? Hi there, I want to build a small (1000 sq.ft.)home on a TIGHT budget. I just want alot of open space, like a loft, but I'd also like HIGH ceilings, maybe slanted ceilings, plant shelves, inset lights or track lighting, maybe a couple of columns, etc. I'm told that a Type-V home is easy to get plans approved (the home will be in Los Angeles) and approvals can take over a year if the home is complex and the plans needs to be changed several times. What cool stuff can and can't be done to Type-V standards? I've got a Type-V sheet, but I don't understand all the technical stuff. I'll get a builder to do the real plans, but I've got to give him a starting point. Feel free to point me to books/web sites, etc., and through in some ideas! Thanks!! Is it legal to create a referral program for real estate professionals to send clients to a home design firm? I work at a design firm and have created a referral program where if someone sends us a client for full custom design (which is expensive), and they actually complete one with our firm, we give them a reward worth $1,000 or more dollars. Is this legal? And does it abide by the NAR Code of Ethics? So far this has been a friends, family, and known contacts program. However we are considering opening it up to general real estate professionals, since our clients need land before we can design a home for them. Any insight would be appreciated. Thanks! We are not a builder or contractor. We design homes, like an architect. And the referral program is already open to everyone, the idea is to market it to real estate professionals because they help people buy land. Our clients need land for us to design a home. We are only asking for a simple email introduction. If it works out, wonderful. If not no worries. Does anyone know if it is legal, or violates any published eithics rules? So it sounds like the liability is a definite concern, and disclosure within closing documents is a major barrier also. Especially if the referral doesn't even happen until after closing, because at that point there is no way to document the disclosure. Sounds to me like a good idea but with many barriers built into the market, and few safe consistant ways to work around those. Is that accurate?
So California Custom Home Construction Costs? I am currently contemplating purchasing land on which to build a custom home. I was just curious if anyone has an idea of what the cost per square foot would be for an approximate 3,500 - 4,0000 square foot home? I would be looking to be using a higher level of interior design (i.e wood flooring, granite countertops, wolf/viking appliances, etc).
Help name my custom invitation/graphic design business? I need some help naming my business. We will create custom invitations, stationery and gifts. Eventually, we may expand to offer graphic design services as well. This will be a home based studio, doing all other business via the internet. I want something catchy, but easy to remember, and with a sense of style or flair that easily communicates what we do. I had come up with Creative Invitations, but that's already taken. Any ideas?
When purchasing land to build a custom home what precautionary steps should be taken? How do you find builders? My wife and I are looking to build our dream home and need more information about buying land and finding a custom home builder. We need to know all the steps in purchasing the land and the necessary steps needed before building. Also, we would love to find out about some excellent home builders/contractors others have worked with to build their custom home in the gta. Did you sit down with an architect to design your home? How much will it cost approx per square foot to build the home? What are some of the costs to get the land ready to build? Thanks for the help.
How much would I pay to for a custom web design for a site like or better than http://www.deciccohomes.ca ? I want to pay for original custom web design work only - no templates. Moreover, I don't want to pay more than $25 a month for hosting and maintanance afterwards but I would like the same professional to do this. To be perfectly clear, I would like a serious full time professional with a solid portfolio to do this. I need direct contact and personal attention. I have digital photos and brochures for the designer to draw from. Note: I build homes, but this does not mean that I would like to be ripped for all I am worth. I had a local studio offer to do this for $12,000 and $300 a month afterwards for hosting and maintenance. I am sure that adding two or three photos every month would not cost this much. What would a serious professional web designer in Ontario charge for a job like this? Please no referrals. How much would the one time fee for the design work be? Ashley, if I wanted a template I could buy one for $50 and then I would not need a professional to tailor my website. How do you know that deciccohomes.ca is based on a template?
Can anyone offer any suggestions for how I can get an interview at Lowes or Home Depot? I have 3 years experience as a project manager for a custom home builder. My strengths are kitchen/bath design and millwork. I love my job, but the economy is so bad in Michigan that I believe Lowes or Home Depot would be much better form me if I could just get a foot in the door! I've appied at both online, but I have a feeling that those avenues are a bit of a long shot. Thanks for any help!
"as-built" "design build" drawings? I am in the architectural field designing custom homes. I do not know what "as built" and design build" drawings are in the architectural field. what is the difference?

How to be and entreprenuer in the custom home building industry? I am currently enrolled @ the University of Texas at Austin and I am going to major in Architecture. The degree teaches me how to design buildings on a large scale and small ones such as residential housing and sets me up to get licensed to be an architect to work in an architect firm. But I want to open up my own custom home building business, not work for a firm making a measley $50,000 a year. Does anyone know how I can become a entreprenuer in building custom homes. I want to do everything, such as laying the foundation, framing, designing the building, and landscape. What do I do to make my career dream come true? Please, only knowledgeable inquires only. Thank you!

Lic Contr/Builder How much should we pay for a custom shower in our new-build home? (Have pic, will email)... I have a drawing in my email from the builder. I can email it to you, which would be much easier than describing it. I designed the shower myself. The builder wants an additional $12K for taking out the standard tub and shower, and putting this one in. In my opinion, it is way too much, but I am not a contractor so I don't know. The house is located in Arizona. This question is probably best for a licensed contractor or builder, but I welcome anwers from anyone with an opinion!!
Where is the best place in Oregon for a young retired couple with older teenagers? My husband is almost 53 and I am 45. After 35 years on the same job he is about to receive a "buyout" to retire early. We are selling our 2 Tri-plex rental properties that we have taken care of as our future nest egg for the past 22 years as well as our home that we custom design/built in 1992. California is too hot, dry, and the stress level of the "life in the fast lane" of the SF Bay Area has really gotten to us. We want cash out, sell everything, and move to Oregon and be retired. But where? We love trees, lakes, fishing and have just started to take up golf and tennis. We have 1 Jr. College age son and 1 High School Freshman daughter. (Our older daughter is already living on her own and in her senior year of college in California). Oregon seems to be much more affordable and more low key with less stress. Any suggestions?
I need design ideas for the logo of a "soft" construction company? I'm trying to design a website for a good friend's construction company, Goodwill Builders (Slogan: "Building for you as we would build for us"). The guy that runs it believes very much in peace and spirituality. His company has been building portable buildings for the last 15 years, branching into custom homes in the last five years or so. (Pictures of their work can be found at their current site, www.goodwillbuilders.com, but be warned that the site design and layout is terrible. I did not design the monstrosity). I need help constructing a logo for the business. The message I want to convey is the owner's philosophy (peace, forgiveness, happiness) but I don't want to lose the solidness of a construction company. Although I certainly don't expect anyone to actually design a logo for me, I'd very much appreciate any tips in regard to what color scheme I should use and any specific ideas you have about what the logo (or the entire site) should look like.
How much will you pay for a custom made jeans? I am an expert jeanmaker. I have been making my own jeans for years. I was wondering how much are you guys willing to pay for a custom made one of your own design if I do business at home?
Would you buy a customised computer case that fits in with your home interior design? This is for my A-level business studies research. If you don't mind please put a yes or a no, and your age and gender. The basic concept is producing custom built computer cases to fit YOUR interior design. The case is the bit that houses the internal components of the computer. So not necessarily something geeky and pimped out, perhaps to blend nicely with your furniture. The business aims to produce high quality, stylish cases, something apple mac seems to have captured pretty well. Don't need to take price or nething into considoration, just simply if you like the idea or not. Thanks
Does anyone remember the "c" class motor home with a VW Bug front end? Back in the 70's or 80's - a motor home company designed a "c" class motor home that instead of seeing a toyota truck or Van front - you saw a VW Bug front end - I thought it was really cool - and would love to find one today that I could possibly buy and use to promote my business - if anyone knows what it was called or is there a website for those still running or for sale - let me know - I remember the inside wasnt that fancy - it was a small motor home - only maybe 12 feet long - it had a bed over the cab - a small kitchen and a small bath room and dining room - very basic - but it sure was cool to see going down the road - i remember seeing only 3 or 4 in my life time - and havnt seen one in probably 20 years - are there any left - it sorta looked like the Toyota Tioga Motor Home - with a VW front end instead of a Toyota Truck front end - was this a custom made motor home and only a few made - and oh yeah - this was in California - so maybe they were custom made since California.
Where do I get a custom made outdoor flag? I want a flag for my business to hang outside. I have a home decor and gift shop. I want to design something with my name on it and have it printed on a flag. Is there anywhere online that offers custom printed flags?
Where can I buy a Prefabricated grill island for my deck? I just closed on a new home yesterday and want to buy a nice Prefabricated grill island - instead of a standard looking gas grill. I do not want to go through the trouble of having a custom designed one - so i'm looking for a Prefabricated grill island. Does anyone know where I can find such a thing - that is of nice quality?

Your Dream Home? Im doing a survey on custom homes. If you had 6,000 sf to work with and a 10 million dollar budget what would be some key features and design aspects you would want. What style (calonial, ranch ect.) Materials (different woods, kithen style, ect.)
How can I find some discussion groups about building an energy efficient home ? My wife and I are early in the design phase of planning to build an energy efficient custom home in western Oregon. We have the land, water, power & septic are in, and the site is approved to be built on. We have a designer, and know roughly the layout. It will be around 2400 sq ft. on one level. Construction cost : under $280,000 ( not inc. land ). If we had the money, we'd have ALL the bells and whistles , but we don't. We'd like it to meet "ENERGY STAR " efficiency standards . We get Natural Gas. We have lots of wood that blows down every year. We will have either a wood furnace or wood stove. Considering ground source heat pump, PV solar panels, foam or rice hull insulation. No straw bales/ concrete slabs/ radiant floor heat. What's the best way to get the most bang for the buck ? Thanks ,

Custom Jewelry made at home help...? Plastic Laser cutting for jewelry? Well I know laser cutters take lots of power to operate but is there one that cuts plastic? I would love to make jewelry because I have many designs I would like to get laser cut. It would cost too much to mail all them to Lovebites and Bruises. It wouldn't take as long either if I made them at home.
Bedroom / Kitchen design software? My brother in law has just started his own business, he fits custom kitchens and bedroom cupboards etc. He would like to design them first on the computer to give the customer a view of how it will look like when finished. We have tried other home design softwares, but they are too complicated and take to long. I am looking for a simple software where we can just set the sizes of the cupboards and the positions and get a 3D view of it. Also i would like to be able to upload specific cupboard designs on to it e.g. colour, patterns, wood grains etc. So if you know of any good software for this please let me know. You help is much appreciated.
How much does a house backing onto a highway affect price? My wife and I attended a home builder's sales office yesterday. In one are, they have one home left. It is on the biggest lot in the entire area, with a custom design. It backs onto a fairly busy 2 lane highway. The sales person told us the sound proofing fence has already been put up. Does anyone know how well this fencing works and just how much does this kind of location affect the value/pricing of the home. Surely there must be a reason that this is the last home left available. Oh yeah, and are builder's prices negotiable?
Someone who is able to give a definite answer: Do we owe them for the "plans"? We are in the process of building a custom home. We came up with the design of the house ourselves (my husband is a Structural Engineer). Anyway, we were initially going to go with a particular builder who said they could do it for XX dollars. We gave them our design, they gave it to their architect to draw up. He did. Long story short, we have decided NOT to go with this builder because in the three months that we have been dealing with them, their price has continually changed (ie: price per square foot went up $47!!). Each visit, they tell us something different. They are now trying to tell us we owe them $4600 for the plans (it was initally $2500). We do not have a contract with them. Do we owe them for the plans?
How can I fix up a shed for a dog? What can i do to the shed to make it more warm or like a home? It is a custom shed that WAS designed for dogs but anything I can do to make it better?
Warning Signs? I have a house being built and was wondering if anyone believes in "signs" pointing toward or away from something. First, I love the community this house is in, but am wondering if I should ask for an already built house and have them stop working on the custom designed house I have signed the contract for (they have done this in the past with other residents when emergencies came up and residents needed a place sooner than their house would be available). Also, there is just the framing right now, all the choices/customized options have not been installed yet. There is also a house that's relatively the same price that is available immediately. So here the warning "signs" are for my custom home: My attorney is called up for Iraq starting right around the closing date My employer won't be available to verify employment around the closing date (she'll be out of town on vacation) One of the construction workers fell on his head when putting up the framing. When walking through, the temporary front door had the word "evil" written on it. Not to mention, who knows how the mortgage industry will change within the next month and a half (standards seem to be getting tighter weekly, yet I still, as of today, qualify). What would you do? Ask to move in earlier into the already built home, or take the risk of something else going wrong? Would you take these "signs" as a warning or just as an obstacle? I'm usually not superstitious, but this is my first home and well, I'm already overly worried, having this added to my worries, well, just doesn't seem to help My worry regarding the loan is that as of now, I work for my mom (who has her own business) and so I don't receive a paystub, but one of her personal checks weekly (I do recieve a W-2 every year and claim my income), but since it isn't a "traditional" company, I don't know if by closing they will not loan to those who don't have "traditional" pay (meaning paystub that details year-to-date earnings, gross earning, net earnings, amounts paid to fed and state, etc.).

do you think this is unfair? my mum was a professional dress maker, specialising in weddings and prom dresses. when it came for my older sister to have her school ball my mum made her dress from scratch, allowing her to design it exactly how she wanted. my mum worked at home/didn't really work during this time. at the time we spoke about my dress and i had a few ideas which we spoke about. its been a few years and now my ball is coming up. but since then my mum has gotten a job (typical 9-5 job) and now refuses to make my dress. but since she still has some old dresses in stock she insists that i can just pick on out of the few she has. do you think it's unfair that my sister custom designed her dress, and i have to pick one from our cupboard. i know her circumstances have changed, but she doesn't seem to care at all about my ball, when my sisters was all she could talk about. what do you think?
