How is the home design center experience? My parents & I are having a house built & we have an appointment at the home design center. They say it should take about 4 hours. Does it really take that long to pick out countertops & molding? What kinds of things should we be looking for?

New build home Design Center Upgrades? Which ones improve the homes value? I think I got a great deal on a new build home. Now it's time for the landscape, wiring, and design center appointments. I'm cool in all areas except the design center. Light fixtures, faucets, etc, I can do myself. Is it smart to upgrade the counter tops, cabinets, sinks, etc (major items)? The costs of these items are rolled into the price of the home at closing. OR should I wait until my finances permit and do them myself? The only thing I'm sure on upgrading is the carpet pad.

I am looking for an inexpensive home design for a small and narrow lot 28x72. I want a simple lean to shape.? Most homes are too wide and the modernist homes are nice but too expensive. I only need windows on the front and the back. I do not need a garage, but I do need a drive. I have front and back street access and it needs to be built on piers. I would like 2 bedrooms with 1 or 2 baths and an open floor plan with the living and kitchen areas. It should be 1,000 sq ft or under and a very simple inexpensive design. I feel like I have few options because I want to keep the cost down and no one makes money that way. I only need maybe 2 interior doors at the most and I would like my closets to have rolling barn style panels. I do not want a pitched roof but I do want a lean to style roof, so the living room seems vaulted but I can put the duct work above the ceiling in the bedrooms. I want the bedroom and baths on one side, with a porch and living space on the otherside possibly wrapping around the back. It does not seem that this should be so complicated. Help where can I get a design cheap.

HOME DESIGN PROS -- I need your help!! How do you squeeze multiple needs into just 2 rooms?? Not sure how to set up a bigger playroom..... I work from home, so need the office set-up to be convenient and we rarely have guests, but I think I should keep the queen bed. The baby's room is very small (10x10) and other room twice as large (10x20)... should I squeeze the bed / desk into the small room and leave the large room for baby / play area as my main goal is to have a large space where the baby can spread out his toys now that he is growing (he is 1 now) Or do I keep the office on part of the large room and somehow divide the rest for baby (convenient b/c I can work while he plays -- but who wants computer equipment in the baby's room??!!) We are also planning to have anther baby sometime soon, so I giess if I make the large room just for baby, he will later share with the newborn -- is this a good idea??? This can't be so difficult, but I am having quite a time fitting the many needs (baby playroom, office, guestroom, new baby crib area in future) into two spaces

Home design: Is it okay to flush furniture to window where there is curtain? I think my husband is talking air when he says its okay to put the TV cabinet against the floor to ceiling window to 'save' space. We are moving into a house, so I think we have more options than staying in our current apartment. I want to put nice curtains at the window to accent the living room like ALL people do. Any good Space planning or home design programs? I sent this to a home design program, Why is it easier for me to design a house in the the Sims computer game than it is to use your software? I mean seriously plugging in preset information shouldnt be this tedious. I should be able to type in my room dimensions and the program should generate it, not make me try to match to a grid, when i Need a room of 12' 8" and the snap grid makes it 12'6" or 12' 10". why is that lacking in these programs? just make it so i can type in those dimensions of a premade floorplan and then let me do all the design stuff or putting paint, brick, furniture, the purely visual items. I'm not an architect nor do i desire to be one, but it seems as though it is a necessity for your software. Once again Like I said, Why is it easier to design a house in the PC game the Sims, than it is in your home design software? computer 3D home design / interior design? I want to design some interiors using a 3D package for the pc. I have tried several home design programmes but I find these very limited for what I want to acheive, The choice of furniture and appliances are limited and the renders are poor. I would like a programme that allows me to design unique peices of furniture and finish with quality renders, textures and lighting effects. Programmes I have considered are turbocad 11 and 3D max but these look complicated I am a complete begineer with this sort of programme and wouldn't have a clue where to start. Home Design Bath Towels...where can I find this brand?? I got purple towels w/a tag "Home Design" made in the USA. They are pretty. With a ribbon around them. However, we have NOTHING purple in our apartment. All towels are red in one bathroom and blue in another so I was hoping to take these back. WHY wont my 3D Home Design software (Win 2k) work for Vista Home Premium? I have half a dozen 3d design programs (for win 2000) they are like CAD, to build houses and landscape. they are different brands, and they all do it. (Exept Plan3D. That runs straight off the web) i can get them to initiate and load onto my laptop (2007 hp pavillion dv6000) with Windows Vista Home Premium. Then it just dissapears. What gives? Why wont these programs run? how can i fix this? thanks, mike. If my laptop was made with vista, is there any way to run xp?

Is it legal to create a referral program for real estate professionals to send clients to a home design firm? I work at a design firm and have created a referral program where if someone sends us a client for full custom design (which is expensive), and they actually complete one with our firm, we give them a reward worth $1,000 or more dollars. Is this legal? And does it abide by the NAR Code of Ethics? So far this has been a friends, family, and known contacts program. However we are considering opening it up to general real estate professionals, since our clients need land before we can design a home for them. Any insight would be appreciated. Thanks! And the referral program is already open to everyone, the idea is to market it to real estate professionals because they help people buy land. Our clients need land for us to design a home. We are only asking for a simple email introduction. If it works out, wonderful. If not no worries. Does anyone know if it is legal, or violates any published eithics rules? So it sounds like the liability is a definite concern, and disclosure within closing documents is a major barrier also. Especially if the referral doesn't even happen until after closing, because at that point there is no way to document the disclosure. Sounds to me like a good idea but with many barriers built into the market, and few safe consistant ways to work around those. Is that accurate?
